Who we are
Bridge & Build Finance is a specialist service for property finance: bridging loans, refurbishment and conversion finance, development exit and development finance. It is operated by Smart Funding Solutions, a whole-of-market commercial finance broker based in Chester, with access to 300+ lenders.
We are a broker, not a lender. We don't lend our own money, so our job is to find the lender whose appetite, pricing and structure suit your deal, then present it in the way that lender wants to see it.
How we work
Instant Quotes lets you see which lenders on our bridging and development panel fit your deal, with indicative rates. You choose the lenders, add your documents and apply online, and we keep you updated by email. We check the property, the figures, the exit and anything a lender will question before your case goes to them. You never need to call us, though a specialist is there if you'd like to talk it through. Where the wider market can do better than our panel, we search it.
From there, we approach the lenders you've agreed, negotiate the terms and stay with the case through valuation, legal work and completion.
