Calculators
Run the numbers
before you speak to a lender.
Five quick calculators: the cost of a bridging loan, the cost of bridging the VAT on a commercial purchase, the most you could pay for a site, the leverage, return on capital and monthly finance cost on a development, and the repayments on a commercial mortgage. Every figure is an estimate. Nothing you type is stored or sent anywhere.
Estimates and illustrations only, not offers. Bridge & Build Finance is a commercial finance brokerage service, not a lender. Finance is subject to status, lender criteria, valuation, underwriting and approval.
Using the calculators
How the bridging loan calculator works
The bridging loan calculator estimates the cost of a bridge from five figures: the loan amount, the monthly interest rate, the term in months, and any arrangement and exit fees. It works out the interest each month and over the term using simple interest, adds the fees and shows the total cost of borrowing. It also shows the net advance, the cash you would receive on completion if the interest were retained and the arrangement fee deducted from the loan.
Most bridging loans have no monthly repayments. Interest is retained or rolled up and the whole balance is repaid at the end from a sale or a refinance, so the figure to plan around is the total repayable at the end of the term. Where interest is rolled up, it is usually added to the balance each month and charged on the growing total, so the cost can be a little higher than this simple interest estimate.
Use the rate and fees from a real quote where you have one. Instant Quotes gives indicative figures from lenders on our panel for your deal, which you can then test here. Our guides to bridging loan interest rates and bridging loan fees explain what goes into each figure, and bridging loan examples show the numbers on typical deals.
The development finance calculator
The development calculator works out loan to gross development value (LTGDV), loan to cost (LTC), your equity in, profit after finance, return on capital employed and the true monthly cost of the facility. Development lenders limit loans by both LTGDV and LTC, so seeing the two side by side shows which limit is likely to apply first. The residual land value calculator works the other way, from the finished value back to the most you could pay for a site.
Our guides to LTV and LTGDV and ROCE and the true cost of development finance explain how lenders use these measures. When the numbers work, compare development lenders for the scheme, or read about development finance.
Calculator questions
Is the bridging loan calculator accurate?
It gives an estimate from the figures you enter. The actual cost depends on the lender's rate and fees, how interest is charged, the valuation and legal costs, and how long the loan runs, so a lender's offer is the figure to rely on.
Does the calculator include valuation and legal fees?
No. Valuation, legal and broker fees are not included, so add them to your budget separately.
Can I use it as a bridging loan repayment calculator?
Yes. Most bridging loans are repaid in one sum at the end, so the amount to repay is the loan plus the interest and fees shown. If you pay the interest monthly instead, the interest each month figure is a guide to the payment.
Is anything I type stored?
No. The calculators run in your browser, and nothing you type is stored or sent anywhere.
