What slows a bridge down
The steps that usually take longest are the valuation, the legal work and the lender's underwriting. A full valuation needs a surveyor's visit and report. The lender's solicitor and yours need to review the title, searches and any leases. Underwriters need identification, source of funds and evidence of the exit. Any one of these can hold up completion.
Choosing a lender whose process fits the case, and having everything ready at the start, makes the biggest difference.
Features that can speed things up
Lenders on our panel offer several features that can shorten the process on suitable cases:
- Automated valuations, which use data rather than a site visit, usually on standard residential property within limits on value and loan to value
- Desktop valuations, where a surveyor values the property without a full inspection
- Dual legal representation, where one firm acts for you and the lender, often on straightforward residential cases below a set loan size
- Title insurance in place of some searches, where the lender accepts it
These are not available on every case. Unusual property, higher loan to value, complex title or larger loans usually need a full valuation and separate solicitors.
How to prepare
You can save days by having the following ready before you apply:
- Identification and proof of address for every borrower and guarantor
- Company documents if borrowing through a company
- Proof of your deposit and where it came from
- The property details, sale memorandum or auction legal pack
- Evidence of the exit, such as a sale agreement, agent's valuation or refinance agreement in principle
- A solicitor instructed and ready to act
For auctions, reviewing the legal pack before bidding avoids surprises that slow completion.
Realistic timescales
Straightforward cases with an automated valuation, dual representation and a prepared borrower can complete much faster than a standard bridge. Complex cases take longer whatever the lender. We do not promise a completion date, but we compare lenders on their processes and approach those best placed to meet yours.
Instant Quotes lets you tell us when you need the funds, and gives indicative figures as a starting point. Final terms and timing depend on each lender's valuation, legal work and checks.
If you or your family will live in the property
If the borrower is an individual or the trustees of a trust, and the property is, or will be, lived in by you or a close family member, the loan is a regulated mortgage contract with additional protections, and regulated lenders must complete additional checks. We will tell you at the outset if that applies and how your case will be handled.
Your home or property may be repossessed if you do not keep up repayments on a mortgage or any other debt secured on it.
