How it works
Compare bridging loan and development finance quotes
Instant Quotes matches your deal against the published criteria of every lender on our bridging and development panel, then shows the lenders that fit, with an indicative rate, fee and term for each. It takes a few minutes, it is free, and seeing your quotes does not involve a credit search.
- Tell us about the deal. Bridging or development, what the money is for, the property type and where it is.
- Add the figures. The value or purchase price, any works, the value after the works and the loan you need. We show the loan to value or loan to GDV as you type.
- Tell us about you. Your property experience, credit history, how the loan will be repaid and when you need the money.
- Compare and choose. Sort the lenders that fit by best match, lowest fee or longest term, then choose the ones you want to apply to.
- Apply online. Add the property details and any documents. We prepare your case for each lender you chose and keep you updated by email.
What Instant Quotes compares
Our instant panel covers 84 lenders and 467 products: 56 lenders offering bridging and 50 offering development finance, from high street and specialist banks to investor-funded platforms. 6 of them also lend in Northern Ireland, and 15 offer regulated bridging for a home you or your family will live in.
Each lender is matched on the things its own criteria set out: loan size, loan to value or loan to GDV, term, property type, location, first or second charge, your experience and the purpose of the loan. Lenders that cannot fit your answers are left out, so the list you see is the starting point for a real application rather than a generic table of rates.
Bridging loan quotes
For a bridge, you can compare lenders for a purchase, an auction purchase, a chain break, a refinance, light or heavy refurbishment, commercial to residential conversion, development exit and land, on a first or second charge. Each quote shows the indicative rate, an estimate of the monthly interest, the arrangement fee and the term available. Our guide to bridging loan costs explains how interest and fees add up.
Development finance quotes
For development finance, you can compare lenders for ground-up schemes, conversions and self-build. Lenders are matched on the land or site value, the build costs, the gross development value and the number of units, as well as your track record. See what development lenders look for before you start.
Questions about Instant Quotes
Are instant quotes formal offers?
No. They are indicative figures for lenders on our panel, worked out from your answers. Rates, fees and limits depend on the property, valuation, your experience and each lender's own checks.
Does getting a quote affect my credit file?
No. Seeing your quotes does not involve a credit search. If your case goes forward, the lenders you choose will run their own credit and identity checks, which may include a credit search.
Which lenders does Instant Quotes compare?
It compares the 84 bridging and development lenders on our instant panel, including banks, specialist lenders and investor-funded platforms. If none fits, we search the wider market, with access to 300+ lenders.
Can I compare bridging loan quotes for my own home?
Yes. If you, or a close family member, will live in the property, the loan is a regulated mortgage contract and comes with additional protections, and Instant Quotes shows only lenders with regulated products (15 on our panel). We will tell you at the outset how your case will be handled.
Can I get development finance quotes for a first scheme?
Yes. Tell us it is your first project and Instant Quotes shows only the development lenders whose criteria can fit a first-time developer, leaving out those that need a track record.
What happens after I choose lenders?
You apply online with the property details and any documents you have. We prepare your case, send it to the lenders you have chosen and keep you updated by email. Nothing goes ahead until you accept an offer.
Is there a fee to compare?
No. Comparing quotes is free and there is no obligation. Lenders typically pay us a commission, and any fee of ours is disclosed before you proceed.
