Bridge Help review: unregulated bridging for residential and commercial property

Bridge Help is a UK bridging lender with in-house underwriting, legal and valuation teams. Its 2025 brochure shows unregulated loans from £100,000 to £3m in England and Wales, up to 70% of open market value on residential property and 65% on commercial, HMO and mixed-use property. It suits investors buying at auction or below market value; it does not lend on a borrower's own home.

Bridge Help is a specialist lender of short-term bridging finance to property investors and companies. At the time of writing (October 2026), its 2025 brochure shows loans from £100,000 to £3m against property in England and Wales, lending on open market value at up to 70% for residential and 65% for commercial and mixed-use property, with terms of up to 24 months. Bridge & Build Finance is an independent broker and is not part of Bridge Help, so we can compare its terms with other bridging lenders. You can read more on Bridge Help's own website.

About Bridge Help

Bridge Help is the trading name of Bridge Help Limited, a company registered in England and Wales and based in Chesterfield. It describes itself as a bespoke finance company and says it does not offer off-the-shelf packages: each loan is tailored to the case. Its website describes it as a proprietary lender that does not need to raise money from outside banks for each loan.

Bridge Help says its management team has decades of experience in finance, real estate and law, and that decision makers are involved from the start of each application. It keeps underwriting, legal and valuation teams in-house, and says it carries out internal valuations on residential property.

Bridge Help offers unregulated lending only. It is one of the lenders we compare for bridging loans, auction finance and commercial bridging.

What Bridge Help funds

Bridge Help's brochure sets out a short-term range for investors and companies.

Loans run from £100,000 to £3m under the brochure. Bridge Help's website also refers to development finance, land and retail property, and to larger loans of up to £10m, so bigger or development-led cases are worth raising with it directly.

Because it lends on open market value, an investor buying below value can borrow against what the property is worth, subject to the 90% of purchase price limit. HMOs are treated as commercial property at 65%.

Who Bridge Help suits (and who it may not)

Bridge Help tends to suit:

  • Investors buying at auction who need finance in place by the completion deadline.
  • Buyers securing property below market value who want to borrow against the true value.
  • Landlords and first-time investors growing a buy-to-let portfolio.
  • Investors buying or refinancing commercial property, HMOs and mixed-use buildings.
  • Borrowers whose current bridge has run past its term and need a re-bridge.
  • Individuals and companies with complex cases that need a manual underwriting decision.

It is not suitable for property in Scotland or Northern Ireland, for loans under £100,000, or for a bridge on a home you or your family live in, since it does not offer regulated bridging on primary residences.

What Bridge Help looks at

Bridge Help says its underwriters look for reasons to do a deal and that decisions are made by people rather than a computer. As with other bridging lenders, it will focus on:

  • The open market value of the property, confirmed by valuation.
  • The purchase price, especially for below market value and auction purchases.
  • The exit, such as sale, refinance onto a buy-to-let or commercial mortgage, or completion of works.
  • The borrower's background and, for re-bridges, why the original exit was delayed.

All security is subject to independent third-party valuation, though residential cases may use its internal valuation team and lower-LTV auction cases can use a desktop valuation. Borrowers pay the lender's legal costs, and other fees are set out before any facility is offered.

Pros and cons

Pros

  • Lends on open market value, helpful for below market value purchases.
  • Covers residential, HMO, commercial and mixed-use property.
  • In-house underwriting, legal and valuation teams.
  • Re-bridges and VAT loan packages available.
  • Terms of up to 24 months on residential lending.

Cons

  • England and Wales only.
  • No regulated bridging on primary residences.
  • Minimum loan of £100,000.
  • HMOs and commercial property capped at 65% of value.

Going through a broker vs going direct

Bridge Help works with brokers and also accepts direct enquiries. Comparing first matters because bridging costs depend on more than headline pricing: valuation basis, arrangement and exit fees, legal costs and how interest is handled all change the total repayable. For below market value and auction cases, the valuation basis can make a large difference to how much you can borrow.

We search the market, set Bridge Help alongside other suitable lenders and manage the application. It is free to enquire, and any broker fee is disclosed before you proceed.
