MT Finance review: residential, commercial and regulated bridging from £50,000 with no exit fees

MT Finance is a London-based specialist bridging lender, founded in 2008, offering first and second charge bridges on residential property from £50,000 to £10 million, commercial and semi-commercial bridges up to £2.5 million, regulated bridging and heavy refurbishment loans. It has no early repayment or exit fees and accepts CCJs, arrears, expats and offshore companies. Its leverage tops out at 70% LTV, so borrowers needing higher gearing may look elsewhere.

MT Finance is a specialist finance lender that began as a bridging lender and still offers a broad bridging range: residential, semi-commercial and commercial bridges, first and second charges, regulated bridging on a borrower's home, and heavy refurbishment loans. Its minimum loan is £50,000, and residential bridges go up to £10 million. Bridge & Build Finance is an independent broker and is not part of MT Finance, so we can compare its terms with other bridging lenders. You can read more on MT Finance's own website.

About MT Finance

MT Finance says it was founded in 2008 and describes itself as a specialist finance lender that has helped thousands of borrowers across the UK. It started out as a bridging lender and is based in London. It is a non-bank lender.

Alongside unregulated bridging for investors and businesses, MT Finance offers regulated bridging, which is a regulated mortgage contract for loans secured on a home the borrower or their family lives in. Its product guide is aimed at intermediaries, and it emphasises a dedicated underwriter and case manager on each application.

MT Finance is one of the lenders we compare for bridging loans, regulated bridging and second charge bridging.

What MT Finance funds

At the time of writing (October 2026), MT Finance's bridging product guide sets out these criteria:

ProductChargeLoan sizeMaximum LTVTerm
Residential bridgeFirst or second£50,000 to £10 million70% first charge, 65% second charge1 to 24 months
Semi-commercial bridgeFirst£50,000 to £2.5 million70%1 to 24 months
Commercial bridgeFirst£50,000 to £2.5 million70% on a 180-day value; 65% for nurseries and healthcare1 to 24 months
Heavy refurbishmentFirst£50,000 to £500,00065% day one, with up to 100% of build costs and a GDV limit1 to 24 months
Regulated bridgeFirst or second£50,000 to £2.5 million70% first charge, 65% second charge1 to 12 months

First charge bridges can be used for buy-to-let purchases, property purchases, capital raising, auctions and other time-restricted purchases, light and heavy refurbishment, below market value purchases, lease extensions, refinancing, rebridging and debt consolidation. Second charge bridges can fund an additional purchase or deposit, business purposes or refurbishment; a second charge on the borrower's main residence must be for business purposes unless it is arranged as a regulated loan.

Regulated bridges can be used for purchases, capital raising, refurbishment, auction purchases, gifted deposits and tax bills. On heavy refurbishment, build costs are released in stages as the property's value increases. Smaller, lower-LTV residential cases may use an automated valuation.

Who MT Finance suits (and who it may not)

MT Finance tends to suit:

  • Investors and landlords needing a residential bridge from £50,000.
  • Homeowners needing a regulated bridge, on a first or second charge.
  • Borrowers who want to raise funds on a second charge without refinancing their mortgage.
  • Buyers of semi-commercial or commercial property up to £2.5 million.
  • Borrowers with CCJs or arrears, expats, non-EEA nationals and offshore companies.
  • First-time landlords on regulated bridges.

It is a poorer fit for borrowers who need more than 70% LTV, commercial bridges above £2.5 million, larger heavy refurbishments above £500,000, and ground-up development.

What MT Finance looks at

MT Finance will typically look at:

  • The property and its value; commercial property is assessed on a 180-day value.
  • The exit: sale, refinance onto a term mortgage, or another repayment route.
  • The borrower: age between 21 and 85, with companies, LLPs, expats and offshore companies accepted.
  • Credit history: CCJs and arrears are accepted, and assessed case by case.
  • For heavy refurbishment: the cost of works and the projected end value.
  • For regulated bridges: affordability and suitability under FCA rules, with interest retained in the loan.

Pros and cons

Pros

  • No early repayment or exit fees.

  • Heavy refurbishment with up to 100% of build costs.
  • Flexible interest options on unregulated loans.

Cons

  • Maximum LTV of 70%, lower than some bridging lenders.
  • Commercial and semi-commercial bridges capped at £2.5 million.
  • Heavy refurbishment capped at £500,000, with a conservative GDV limit.
  • Higher pricing on smaller loans below £125,000.

Going through a broker vs going direct

MT Finance's bridging guide is written for intermediaries, and regulated bridges in particular are usually arranged through an FCA-authorised adviser. Bridging costs vary on rate, facility and admin fees, interest treatment and exit charges, so a lender with no exit fees is not always the cheapest overall.

We search the market, present your case and approach suitable lenders, including MT Finance where it fits. It is free to enquire, and any broker fee is disclosed before you proceed. See our guide to regulated bridging loans.
