Glenhawk is a specialist short-term property lender focused on bridging. Its range covers regulated bridging on a borrower's own home, unregulated residential, mixed-use and commercial bridges, second charge bridges and refurbishment loans from light works to heavy conversions. Bridge & Build Finance is an independent broker and is not part of Glenhawk, so we can compare its terms with other bridging lenders. You can read more on Glenhawk's own website.
About Glenhawk
Glenhawk says it was founded to deliver short-term property finance that is straightforward, reliable and fair, and that its focus on bridging has made it a specialist. It was founded by a long-term property developer and is based in London. Glenhawk Property Finance Ltd is authorised and regulated by the Financial Conduct Authority, and Glenhawk says it is backed by institutional funding. In May 2026 Kroo Bank bought a portfolio of Glenhawk loans and agreed to fund part of its future bridging loans under a forward flow arrangement, according to trade press.
Glenhawk is a non-bank lender. Its leadership includes people with long experience of real estate and bridging, and it says it plants a tree for every loan it completes.
Glenhawk is one of the lenders we compare for bridging loans, regulated bridging and refurbishment finance.
What Glenhawk funds
At the time of writing (October 2026), Glenhawk's unregulated product guide and regulated bridging page set out these broad criteria:
| Product | Loan size | Maximum LTV | Term |
|---|---|---|---|
| Residential bridge (including HMOs and blocks up to 6 bedrooms) | From £250,000 to £10 million | Up to 75% | 3 to 24 months |
| Mixed-use bridge | £250,000 to £5 million | Up to 70% | 3 to 24 months |
| Commercial bridge (vacant, let or trading) | £250,000 to £5 million | Up to 65%; land with full planning up to 60% | 3 to 24 months |
| Second charge bridge | £250,000 to £4 million | Up to 65% including the first charge | 3 to 24 months |
| Refurbishment, light and heavy | £250,000 to £10 million; heavier works capped at £2 million | Up to 75% day one and 70% of GDV | 3 to 24 months |
| Regulated bridge | £250,000 to £3 million | Up to 75% (70% on a rebridge) | 1 to 12 months |
On purchases, Glenhawk generally lends up to 85% of the purchase price within those limits, and shorter terms are restricted to lower leverage. Bridging uses include purchases, auction and below market value purchases, refinances and development exits.
Refurbishment loans fund works 100% in arrears and cover light works, heavy refurbishment, change of use, commercial-to-residential conversion, HMO conversion, airspace and basement schemes, with any planning in place before completion. Glenhawk also offers an incentive for refurbishments that improve a property's EPC rating. Its regulated bridge can be used for chain breaks, light refurbishment or short-term funding before a refinance, and second charges on regulated cases sit behind a regulated first charge.
Who Glenhawk suits (and who it may not)
Glenhawk tends to suit:
- Homeowners who need a regulated bridge, for example to buy before selling, arranged through an FCA-authorised adviser.
- Investors and companies buying or refinancing residential, mixed-use or commercial property from £250,000.
- Borrowers who want to raise funds on a second charge behind a mainstream mortgage.
- Refurbishers and converters, including commercial-to-residential, airspace and basement schemes.
- Borrowers in Scotland as well as England and Wales.
- A wide range of borrower types, including companies, LLPs, trusts and foreign nationals with UK residency.
It is a poorer fit for loans under £250,000, land with only outline planning, ground-up development and non-standard construction. Very short terms at high leverage are also restricted.
What Glenhawk looks at
Glenhawk's criteria highlight:
- The property: construction type, title, lease length and condition, with value assessed on open market value and some new-build flats on a 180-day value.
- The exit: sale or refinance, with evidence of experience if the exit is onto development finance.
- The borrower: age, residential history in the UK and credit record, with adverse credit considered case by case.
- For refurbishment: the schedule of works, costs, planning where required and a monitoring surveyor.
- For regulated cases: affordability and suitability under FCA rules.
Some residential cases may be valued using an automated valuation rather than a full survey.

Going through a broker vs going direct
Glenhawk works mainly with intermediaries, and its regulated bridges must be arranged through an FCA-authorised intermediary. Bridging costs vary on rate, arrangement and admin fees, minimum terms and exit charges, so it pays to compare more than one lender before you commit.
We search the market, present your case and approach suitable lenders, including Glenhawk where it fits. It is free to enquire, and any broker fee is disclosed before you proceed. If the bridge is on your own home, read our guide to regulated bridging loans.
