Who Signature Property Finance suits (and who it may not)

Signature tends to suit:

  • Small developers building or converting up to 15 units.
  • First-time developers, considered case by case, especially builders and tradespeople with relevant experience.
  • Landlords and investors refurbishing property.
  • Developers who need extra money to finish a scheme and own other unencumbered property.
  • Experienced landlords who want a revolving facility for repeat purchases.

It is not suitable for regulated bridging, for borrowers with recent CCJs, defaults or mortgage arrears, for schemes larger than £3m, or for property in Northern Ireland. Bare land purchases are not funded.

  • Freehold or long leasehold property with at least 60 years remaining.
  • For companies, personal guarantees from directors or shareholders and a debenture.

Going through a broker vs going direct

Signature works with brokers on most of its cases, and some products, such as its revolving facility, are only available through professional intermediaries. Small development and refurbishment loans vary widely in fees and structure, so it is worth comparing. We search the market, approach suitable lenders and present your project clearly.

It is free to enquire, and any broker fee is agreed with you before you proceed. Our first-time developer finance page explains what lenders look for if this is your first scheme.
