MS Lending Group review: residential, commercial and land bridging with no minimum loan size

MS Lending Group is a Cheshire-based specialist bridging lender that funds residential, semi-commercial, commercial and land bridging, as well as light refurbishment loans, with no minimum loan size. It says it has funded more than £500m of loans and looks at each case on its own merits rather than using a fixed product range. It suits investors and developers needing smaller or straightforward bridges, but it does not lend to borrowers with heavy adverse credit or offer regulated bridging.

MS Lending Group describes itself as a team of commercial, land and residential bridging specialists. Its range covers purchase and refinance bridging, auction finance, below market value purchases, capital raising, bridge-to-let, HMO and semi-commercial bridging, land with or without planning, and light refurbishment. Bridge & Build Finance is an independent broker and is not part of MS Lending Group, so we can compare its terms with other bridging lenders. You can read more on MS Lending Group's own website.

About MS Lending Group

MS Lending Group says its team has more than 30 years of experience and that it has funded more than £500m of loans across over 1,000 cases. Its registered office is in Manchester and its main office is in Wilmslow, Cheshire. It is not a bank, and its website does not say how its lending is funded, so we have not stated it.

The lender states that it is not authorised or regulated by the Financial Conduct Authority for its lending, and that its bridging on commercial and investment property is unregulated. It does not offer regulated bridging on a home the borrower or their family lives in. MS Lending Group says it has no set product range and looks at each case on its own merits.

MS Lending Group is one of the lenders we compare for bridging loans, land finance and light refurbishment cases.

On light refurbishment, its website allows works of up to 30% of the current value on smaller loans and 25% on larger ones, completed within six months, and the loan is for residential purchases with interest retained for up to 12 months. Eligible works include redecoration, new kitchens and bathrooms, flooring and windows. Structural changes, works needing planning and changes of use, including under permitted development, are not covered by this product.

Second charge bridging is also available, up to 65% of value on a residential investment property. Legal costs can be added to the loan, automated or desktop valuations are used on many cases, and borrowers who improve the EPC rating to C or better during the loan receive £1,000 on redemption. MS Lending Group does not describe a development finance product.

Who MS Lending Group suits (and who it may not)

MS Lending Group tends to suit:

  • Investors needing small bridges, as there is no minimum loan size.
  • Auction and below market value buyers.
  • Landlords carrying out a light refurbishment before letting or refinancing.
  • Buyers of land, with or without planning.
  • Commercial, semi-commercial and HMO investors.

It is not suitable for borrowers with heavy adverse credit, regulated bridging on your own home, ground-up development or heavy refurbishment. First-time investors may not qualify for its light refurbishment product, which asks for previous experience.

What MS Lending Group looks at

MS Lending Group carries out a credit search on application and says customers with heavy adverse credit will not be eligible. It will typically assess:

  • The exit, which it treats as a key part of every case.
  • The value of the security, using RICS surveyors, desktop or automated valuations depending on the case.
  • For light refurbishment, a schedule of works and proof of funds for the works.
  • For light refurbishment, experience: normally ownership of two or more buy-to-let properties, although other experience such as a building trade is considered.
  • For land, the valuation and the feasibility of the planned project.

Fees are taken from the loan at the start.

Going through a broker vs going direct

MS Lending Group works with intermediaries as well as direct borrowers. Because it publishes limited criteria, it helps to know how a case is likely to be viewed before applying, and bridging costs can differ between lenders on fees, interest treatment and valuation. We search the market, approach suitable lenders and compare the total cost of each offer.

It is free to enquire, and any broker fee is agreed with you before you proceed.
