Maslow Capital is a real estate finance provider with an office in London that lends in the UK and several European markets. In the UK its short-term finance covers bridging, refurbishment and development exit loans, and its development finance is aimed at large senior and stretch senior facilities. Bridge & Build Finance is an independent broker and is not part of Maslow Capital, so we can compare its terms with other bridging and development lenders. About Maslow Capital
Maslow Capital says it began in February 2009 and has funded more than £10.8 billion of real estate projects since then. Over the years it has worked with institutional partners including Octopus Investments, Sixth Street and M&G Investments, and in 2017 it launched a senior debt product. Arrow Global Group took a significant minority stake in 2021 and full ownership in August 2023. In 2025 Maslow launched a brownfield remediation funding programme with Homes England.
Maslow is a non-bank lender. It says it lends from fully discretionary capital, with every loan underwritten and funded in-house, and it has one office, in London. It lends in the UK, Ireland, Spain, Italy, Germany, the Netherlands and France. Its UK business trades through Maslow Capital UK Limited, registered in England and Wales.
Maslow Capital is one of the lenders we compare for large bridging loans, heavy refurbishment and development exit finance.
What Maslow Capital funds
At the time of writing (October 2026), Maslow's UK products are:
| Product | Loan size | Leverage | Term |
|---|---|---|---|
| Bridging (purchases, auction, chain break, refinance, equity release, change of planning) | Up to £250 million | Up to 75% LTV | Up to 24 months |
| Refurbishment: light, medium and heavy | Within the short-term finance range | Typically 60% to 70% of GDV, depending on the works | Up to 24 months |
| Development exit | Within the short-term finance range | Up to 75% LTV | Up to 24 months |
| Development finance: senior and stretch senior | From £20 million | Case by case | Case by case |
| Structured lending solutions | From £20 million | Case by case | Case by case |
Short-term loans can be secured on residential investment, semi-commercial and commercial property, and Maslow's examples include mixed-use schemes. Refurbishment finance covers HMO conversions, commercial-to-residential schemes and multi-unit freehold conversions as well as light and heavy works. Light works are typically non-structural with no change of use, while heavier schemes may include structural works, planning and extra floor space.
Development exit loans refinance a build facility that is approaching its term, giving time to sell units, release equity and avoid default interest. Interest on short-term loans is fixed.
Who Maslow Capital suits (and who it may not)
Maslow Capital tends to suit:
- Investors and developers with larger bridging needs, up to £250 million.
- Refurbishment and conversion schemes, including HMOs, commercial-to-residential and multi-unit conversions.
- Developers whose build facility is near its end and who need a development exit loan.
- Large development schemes needing £20 million or more of senior or stretch senior debt.
- Borrowers who want a lender that underwrites and funds in-house.
It is a poorer fit for small loans, regulated bridging on a borrower's own home, land without a clear plan, and smaller ground-up developments needing less than £20 million.
What Maslow Capital looks at
Like other institutional lenders, Maslow will typically look at:
- The property or scheme: location, type, condition and value, supported by a valuation.
- For refurbishment: the scope of works, cost plan, any planning and the projected end value.
- For development exit: progress to completion, sales evidence and the remaining debt.
- The exit: sales, a refinance onto a term loan, or another clear repayment route.
- Your experience and track record, especially on larger and more complex schemes.
- The borrowing structure and any guarantees.
Pros and cons
Pros
- Very wide loan range, up to £250 million on short-term finance.
- Loans underwritten and funded in-house from discretionary capital.
- Covers bridging, refurbishment, development exit and large development finance.
- Owned by Arrow Global Group, an established investment manager.
- Terms of up to 24 months on short-term loans.
Cons
- Aimed at larger loans rather than small cases.
- Development finance starts at £20 million, too large for most SME schemes.
- No regulated bridging.
Going through a broker vs going direct
Maslow deals with borrowers and with intermediaries. For larger loans, small differences in leverage, fees, exit charges and drawdown terms add up, and other specialist and institutional lenders compete for the same deals. Comparing term sheets side by side shows which structure suits your project.
We search the market, present your case and approach suitable lenders, including Maslow Capital where it fits. It is free to enquire, and any broker fee is disclosed before you proceed. See our guide to bridging loans.
