About TFG Capital

TFG Capital says its name is short for The Funding Gap, and that it was launched in August 2014. It is based near Doncaster in South Yorkshire and lends to businesses and property investors across England, Scotland and Wales. It reports more than £150m lent since it started and more than 300 clients served.

TFG describes itself as a 100% privately funded specialist provider of bridging loans, offering an alternative to traditional routes to funding. Its website displays membership of the ASTL, the NACFB and FIBA. It does not offer regulated loans and is not regulated by the FCA.

TFG Capital is one of the lenders we compare for bridging loans, land bridging and second charge bridging.

What TFG Capital funds

TFG offers property finance and secured cash flow finance for businesses, both based on the value of the security.

SecurityMaximum LTV
Residential property, including HMOs and buy-to-let portfoliosUp to 75%
Commercial, semi-commercial and mixed-use propertyUp to 65%
Agricultural and industrial landUp to 60%
Land with planningUp to 50%

Loans run from £50,000 to £5m, for a minimum of three months and up to 12 months, with interest paid monthly. TFG says it lends on short and long leaseholds and on land with or without planning.

Uses include purchases, refinances and re-bridges, development exit, business debt consolidation and secured business loans. TFG also takes equitable second charges on personally owned property, and a first charge on a director's home to secure a loan for business use. It may consider some refurbishment cases, but does not publish a refurbishment or ground-up development product.

Who TFG Capital suits (and who it may not)

TFG Capital tends to suit:

  • Property investors buying or refinancing residential, commercial or mixed-use property.
  • Buyers of land, with or without planning, including agricultural and industrial land.
  • Developers needing a development exit loan to repay build finance while units sell.
  • Business owners raising short-term funds secured on property, including a director's home, for business use.
  • Borrowers with poor credit or past insolvencies, which TFG says it will consider.

It is not suitable for anyone needing a regulated bridging loan, such as a homeowner buying their next home before selling. Its standard maximum term is 12 months, and interest is paid monthly, so borrowers need to be able to service the loan. Developers needing build funding should look at a development lender.

What TFG Capital looks at

TFG says its lending is based on the value of the security, and it will consider cases that mainstream lenders turn down. Expect it to focus on:

  • The value and type of the property or land, which sets the maximum LTV.
  • Your ability to pay interest monthly during the term, which TFG may accept on a self-certified basis.
  • The exit, though TFG says it will look at deals without a clear exit at the outset.
  • Credit history, past liquidations or insolvencies and adverse media, which are considered rather than ruled out.
  • Additional security, which can raise the amount available on a purchase.

For business loans secured on a director's home, TFG will want to see that the money is for business purposes, since it does not offer regulated lending.

Pros and cons

Pros

  • Privately funded, with loans from £50,000 to £5m.
  • Lends on land with or without planning, including agricultural land.
  • Equitable second charges accepted.
  • Poor credit, past insolvencies and self-certified affordability considered.
  • Lends across England, Scotland and Wales.

Cons

  • Maximum term of 12 months as standard.
  • Interest must be serviced monthly.
  • Lower LTVs on commercial property and land.
  • No regulated lending and no published development product.

Going through a broker vs going direct

TFG Capital works with brokers and also deals with borrowers directly. Comparing first matters because lenders that take on complex or adverse cases often price for that risk, and a borrower with a cleaner profile may find better terms elsewhere. Monthly servicing and a 12-month term also need to fit your plans.

We search the market, set TFG alongside other suitable lenders and manage the application. It is free to enquire, and any broker fee is disclosed before you proceed.
