How many homes Dorset needs

Dorset Council is the planning authority for the county outside Bournemouth, Christchurch and Poole. It is preparing a single Dorset Council Local Plan for 2021 to 2038; the consultation draft put local housing need at 30,481 dwellings, before any unmet need from neighbouring areas is added.

Sales values for a Dorset appraisal

Lenders size a development loan on the gross development value (GDV), backed by local sales evidence. In July 2026 the UK House Price Index put Dorset detached homes at £515,000, semi-detached at £330,000, terraced at £265,000 and flats at £167,000. Over the year, semi-detached prices were around the same as a year earlier while flats fell 2.9%.

As plain arithmetic, six semis at that average make a GDV of about £1.98 million, and at 60% of GDV, a common senior limit, would support around £1.19 million. New-build values often sit above second-hand averages, which is why lenders rely on a valuer's comparable new-build evidence.

If the plan is to hold and let, or to sell to an investor, rents set the value instead. Dorset rents averaged £1,056 a month in August 2026: £732 for one bedroom, £967 for two and £1,191 for three. Eight two-bedroom flats at that rent would gross about £92,832 a year before costs and voids.

England: tax, funding and building rules

On a Dorset site, budget for Stamp Duty Land Tax on the land, plus the Community Infrastructure Levy and section 106 obligations that Dorset Council attaches to the permission. Development lenders for Dorset schemes

49 lenders on our panel lend development finance for schemes in Dorset. You can see who they are further down this page. Before approaching a lender we confirm it will lend on that address and that type of property.

Most release build costs in stages after a monitoring surveyor's visit, with interest rolled up and repaid from sales or a refinance; a development exit loan can repay the build lender if units take longer to sell.
