Lendhub review: bridging, refurbishment and ground-up development in England and Wales

Lendhub is a London-based specialist property lender offering bridging from £100,000 to £10 million, refurbishment loans up to £5 million and ground-up development up to £7.5 million, all in England and Wales. It lends against open market value rather than a forced-sale value, up to 75% net LTV and 70% of GDV, and considers first-time landlords and developers.

Lendhub is a specialist short-term lender for property investors and developers, covering residential and mixed-use bridging, light to heavy refurbishment, commercial to residential conversions, development exit and ground-up development. Bridge & Build Finance is an independent broker and is not part of Lendhub; it is one of the lenders we compare for bridging loans, heavy refurbishment and development finance. About Lendhub

Lendhub Limited is registered in England and Wales and based in north London. It describes itself as a people-centric team of around 30, with direct access to its credit team, and says it has been lending for about seven years. It says it is backed by established funding sources and access to private funds, and that its team includes first-hand developer experience.

Lendhub lends only against property in England and Wales, and only for investment and business purposes. It does not lend to owner-occupiers, so it does not offer regulated bridging.

Its stated point of difference is tailored loan structuring, with a willingness to consider cases other lenders may decline.

What Lendhub funds

At the time of writing (October 2026), Lendhub's August 2026 guide and lending focus show the following. Lendhub values on open market value, not a 90 or 180-day value, which can mean a larger loan on the same property.

Bridging terms run up to 24 months, and Lendhub says it charges no exit fees on its bridging range. It also offers pre-planning bridging. Fully commercial property is only considered where it is being converted to residential. Our guides to commercial to residential finance and permitted development finance explain these projects.

Who Lendhub suits (and who it may not)

Lendhub tends to suit:

  • Investors buying at auction or below market value in England and Wales.
  • First-time and experienced landlords, and first-time developers on suitable schemes.
  • HMO conversions, airspace and commercial to residential projects.
  • Developers wanting bridging, development and exit finance from one lender.
  • Foreign nationals and offshore companies, which it may consider.

It may not suit homeowners, properties in Scotland or Northern Ireland, fully commercial investment property, non-standard construction or Grade I listed buildings, or borrowers with a recent bankruptcy or liquidation.

What Lendhub looks at

Lendhub says it gives accurate terms from the outset. It looks at:

  • The property, valued at open market value by an independent valuer, and its construction and listing status.
  • For works: the schedule of works, costs and the value after completion.
  • The exit, such as refinance onto a buy-to-let mortgage or sale of units.
  • The borrower: individuals aged 18 to 85, companies, SPVs and LLPs, with personal guarantees from significant shareholders.
  • Background: no bankruptcy or liquidation in the last three years and no relevant criminal convictions.

Going through a broker vs going direct

Lendhub works closely with brokers. Comparing first matters because valuation basis, day-one leverage, how works are funded and exit fees all change the true cost and the amount you can raise. A lender valuing at open market value may lend more, but the overall cost still needs comparing.

We search the market, set Lendhub alongside other suitable lenders, present your case and manage the application through to completion. It is free to enquire, and any broker fee is disclosed before you proceed.
