What property costs in Dundee

£147,000: that was the typical Dundee sale price in July 2026 on the UK House Price Index, up from £141,000 a year earlier. The Scotland figure was £196,349, so Dundee sits below its nation.

The gap between property types is wide: £101,000 for flats and maisonettes, £152,000 for terraces, £195,000 for semis and £320,000 for detached homes. In the twelve months to July 2026, terraced prices rose 6.1% and flats 1.7%.

Cash buyers in Dundee paid £133,000 on average and buyers with a mortgage £153,000; first-time buyers averaged £127,000 and those moving home £187,000.

Tenants in Dundee and Angus paid £825 a month on average in August 2026, a 0.3% increase on the year. Rents ran from £571 for one bedroom and £750 for two to £984 for three and £1,738 for four or more. The ONS notes that Scottish rent data mainly covers advertised new lets.

Looking at the breakdown, four-bedroom rents rose 1.5% and flats 1.1%. For comparison, rents across Scotland averaged £1,013, up 1.1%, so Dundee and Angus is cheaper to rent in than its wider area.

Putting those together: Dundee homes averaged 46.2% less than the UK figure of £273,000; home-movers paid £60,000 more than first-time buyers (£187,000 against £127,000); rents lagged prices, up 0.3% against +3.8% for values; a four-bedroom let cost 3.0 times a one-bedroom let.

What the figures mean for a bridge in Dundee

As a rough guide, 70% of the £152,000 terraced average is about £105,000, and 75% of the £195,000 semi-detached average about £145,000. Those are gross loans: lenders value the actual property, and many retain interest from the advance, so less arrives on day one.

If a buy-to-let mortgage will repay the bridge, the rent matters as much as the value. A terraced house letting at £919 a month on a £152,000 price is a gross yield of about 7.3%; a flat at £681 on £101,000 about 8.1%. Yields like these tend to leave headroom in a buy-to-let rental calculation. The bridging loan cost calculator shows the bridge's own cost.

Tax and legal points in Dundee

Buy in Dundee and the tax is Land and Buildings Transaction Tax, collected by Revenue Scotland, plus the 8% Additional Dwelling Supplement on most second homes and company purchases. On the 2026 to 2027 rates, a terraced house at the £152,000 average would cost about £12,300 in Land and Buildings Transaction Tax, and a flat at £101,000 about £8,080, for an individual buying an additional home, including the supplement.

The legal side is different too. The lender's security is a standard security under Scots law, registered in the Land Register of Scotland by Registers of Scotland, Scottish solicitors act, and the contract is formed by missives. Where works are planned, a building warrant may be needed from the council before they start. See building warrants on mygov.scot, and our pages on bridging loans in Scotland and development finance in Scotland.

The local plan and planning authority

Dundee City Council is the planning authority, and the current plan is the Dundee Local Development Plan 2019, read with National Planning Framework 4. Work on the next plan is under way: the council's Evidence Report was resubmitted for the Gate Check on 1 September 2026, after its call for sites closed on 31 March 2026.
