Glasgow house prices and rents
The average home in Glasgow sold for £194,000 in July 2026, up 2.6% on £189,000 a year earlier, according to ONS figures from the UK House Price Index. That is below the Scottish average of £196,349, which moved up 2.3%.
Split by type, a Glasgow flat averaged £163,000, a terraced house £249,000, a semi £305,000 and a detached house £502,000, roughly 3.1 times the flat figure. Semi-detached prices rose 5.4% and flats 1.7%.
By buyer, the Glasgow averages were £174,000 for a first purchase, £242,000 for a move, £199,000 with a mortgage and £181,000 in cash.
On the rental side, the ONS Price Index of Private Rents gives £1,266 a month for Greater Glasgow in August 2026 (£1,251 a year before, a 1.3% rise), against £1,400 for the UK. A flat let for £1,008, a terraced house £1,189, a semi £1,310 and a detached house £2,109.
Against £1,013 across Scotland (+1.1%), Greater Glasgow rents grew faster than the regional figure. Within that, flat rents rose 2.1% and one-bedroom rents 2.9%, while detached rents were roughly unchanged.
Putting those together: Glasgow homes averaged 28.9% less than the UK figure of £273,000; home-movers paid £68,000 more than first-time buyers (£242,000 against £174,000); rents lagged prices, up 1.3% against +2.6% for values; a four-bedroom let cost 2.7 times a one-bedroom let.
What the figures mean for a bridge in Glasgow
As a rough guide, 70% of the £249,000 terraced average is about £175,000, and 75% of the £305,000 semi-detached average about £230,000. Those are gross loans: lenders value the actual property, and many retain interest from the advance, so less arrives on day one.
Rough gross yields from the same ONS averages: 7.4% for a flat (£1,008 a month on £163,000) and 5.7% for a terrace (£1,189 on £249,000). Yields like these tend to leave headroom in a buy-to-let rental calculation. Check the exit with a buy-to-let lender, or with us, before you bridge, and price the bridge with our cost calculator.
What tax adds to a Glasgow purchase
Glasgow purchases fall under Scotland's Land and Buildings Transaction Tax, run by Revenue Scotland, and investors usually add the Additional Dwelling Supplement at 8% of the price. On the 2026 to 2027 rates, a terraced house at the £249,000 average would cost about £22,000 in Land and Buildings Transaction Tax, and a flat at £163,000 about £13,400, for an individual buying an additional home, including the supplement.
The legal side is different too. The lender's security is a standard security under Scots law, registered in the Land Register of Scotland by Registers of Scotland, Scottish solicitors act, and the contract is formed by missives. Where works are planned, a building warrant may be needed from the council before they start. See building warrants on mygov.scot, and our pages on bridging loans in Scotland and development finance in Scotland.
Planning in Glasgow
Glasgow City Council is the planning authority. The Glasgow City Development Plan was adopted in March 2017, replacing City Plan 2 from 2009, and since 13 February 2023 National Planning Framework 4 has formed part of the statutory development plan alongside it. A delivery programme listing the actions, responsibilities and timescales for the plan was updated in March 2025.
