Stirling house prices and rents

The average home in Stirling sold for £239,000 in July 2026, up 2.5% on £233,000 a year earlier, according to ONS figures from the UK House Price Index. That is above the Scottish average of £196,349, which moved up 2.3%.

Detached homes averaged £452,000, semi-detached £259,000, terraced £217,000 and flats or maisonettes £145,000. Over the year, semi-detached prices rose 4.2% while flats were around the same as a year earlier.

Cash buyers in Stirling paid £221,000 on average and buyers with a mortgage £250,000; first-time buyers averaged £184,000 and those moving home £304,000.

On the rental side, the ONS Price Index of Private Rents gives £892 a month for Forth Valley in August 2026 (£872 a year before, a 2.4% rise), against £1,400 for the UK. A flat let for £756, a terraced house £865, a semi £936 and a detached house £1,340. The ONS adds that Scottish rent data mainly covers advertised new lets.

Looking at the breakdown, one-bedroom rents rose 3.4% and flats 3.2%. For comparison, rents across Scotland averaged £1,013, up 1.1%, so Forth Valley is cheaper to rent in than its wider area.

Putting those together: Stirling homes averaged 12.5% less than the UK figure of £273,000; home-movers paid £120,000 more than first-time buyers (£304,000 against £184,000); rents lagged prices, up 2.4% against +2.5% for values; a four-bedroom let cost 2.9 times a one-bedroom let.

What the figures mean for a bridge in Stirling

As a rough guide, 70% of the £217,000 terraced average is about £150,000, and 75% of the £259,000 semi-detached average about £195,000. Those are gross loans: lenders value the actual property, and many retain interest from the advance, so less arrives on day one.

Rough gross yields from the same ONS averages: 6.3% for a flat (£756 a month on £145,000) and 4.8% for a terrace (£865 on £217,000). At that level the rental cover test, not the valuation, can decide how much a refinance raises. What tax adds to a Stirling purchase

Stirling purchases fall under Scotland's Land and Buildings Transaction Tax, run by Revenue Scotland, and investors usually add the Additional Dwelling Supplement at 8% of the price. On the 2026 to 2027 rates, a terraced house at the £217,000 average would cost about £18,800 in Land and Buildings Transaction Tax, and a flat at £145,000 about £11,600, for an individual buying an additional home, including the supplement.

The legal side is different too. The lender's security is a standard security under Scots law, registered in the Land Register of Scotland by Registers of Scotland, Scottish solicitors act, and the contract is formed by missives. Where works are planned, a building warrant may be needed from the council before they start.
