Precise Mortgages review: regulated and unregulated bridging with no exit fees from an OSB Group brand

Precise is a specialist mortgage brand of OSB Group, a UK listed banking group, and has offered bridging since 2022. It lends from £50,000 with no stated maximum, up to 75% LTV, on regulated and unregulated bridges, first and second charges, light and heavy refurbishment and developer exit, with no exit fees. It works through intermediaries, and larger loans above £2.5 million are capped at 65% LTV.

Precise, also known as Precise Mortgages, is a specialist lender within OSB Group that offers buy-to-let and residential mortgages alongside bridging finance. Its bridging range covers regulated bridges on a borrower's home, unregulated bridges for investors and companies, second charges, light and heavy refurbishment, conversions from commercial to residential, and developer exit loans. Bridge & Build Finance is an independent broker and is not part of Precise Mortgages or OSB Group, so we can compare its terms with other bridging lenders. About Precise Mortgages

Precise is one of the brands of OSB Group, a UK listed banking group and the parent company of OneSavings Bank. OSB Group describes Precise as focused on buy-to-let and residential mortgages and bridging finance for customers underserved by mainstream lenders, such as the self-employed or those with adverse credit, using straightforward criteria and clear decision making.

OSB Group launched its bridging range through Precise and its sister brand InterBay in 2022, and Precise has since widened its bridging criteria, including higher LTVs and heavy refurbishment. It offers regulated bridging, which is a regulated mortgage contract when the loan is secured on a home the borrower or their family lives in, and its regulated loans are arranged on an advised basis.

Precise is one of the lenders we compare for bridging loans, regulated bridging and development exit finance.

What Precise Mortgages funds

At the time of writing (October 2026), Precise's bridging product guide sets out these criteria:

ProductMaximum LTVTerm
Standard bridge, first charge (unregulated or regulated)75%Up to 18 months unregulated, 12 months regulated
Light refurbishment, first charge75%As above
Heavy refurbishment, first charge70% of current valueAs above
Second charge, standard or light refurbishment70% including the first chargeAs above
Developer exit, 1 to 6 units75% (65% where units average £750,000 or more)Up to 18 months
Developer exit, 7 or more units65%Up to 18 months

The minimum loan is £50,000 and the guide sets no maximum loan size, although loans above £2.5 million are limited to 65% LTV. On purchases, Precise uses the lower of loan to value and loan to purchase price, with loan to purchase capped at 90%.

Refurbishment loans can be secured on residential property or on commercial and semi-commercial property being converted to residential, so Precise can fund commercial-to-residential schemes. Developer exit loans are for experienced developers whose schemes have reached practical completion with all consents and a warranty or professional consultant's certificate in place.

Who Precise Mortgages suits (and who it may not)

Precise tends to suit:

  • Homeowners needing a regulated bridge, for example to buy before selling, on an advised basis.
  • Investors and limited companies buying or refinancing residential property.
  • Borrowers raising funds on a second charge, regulated or unregulated.
  • Light and heavy refurbishment, including conversions to residential use.
  • Experienced developers needing a developer exit loan on a completed scheme.
  • Larger loans, since the guide sets no maximum loan size.

It is a poorer fit for commercial bridges where the property will stay commercial, land, ground-up development, and borrowers needing more than 75% LTV. Borrowers must also apply through an intermediary rather than directly.

What Precise Mortgages looks at

Precise's criteria highlight:

  • The property's current market value and, on purchases, the price paid.
  • The exit: sale or refinance, assessed at application.
  • The applicants: up to four individuals, aged up to 85 at the end of the term, or limited companies for unregulated loans.
  • For refurbishment: the scope of works and whether they are light or heavy.
  • For developer exit: practical completion, consents, a warranty or professional consultant's certificate, and the developer's experience.
  • For regulated cases: affordability and suitability under FCA rules, with advice from an authorised intermediary.

Going through a broker vs going direct

Precise works only through intermediaries, so you cannot apply directly. A broker who compares the wider market can also check whether another lender would offer higher leverage, a longer term or lower total costs for your case.

We search the market, present your case and approach suitable lenders, including Precise where it fits. It is free to enquire, and any broker fee is disclosed before you proceed. If the bridge is on your own home, read our guide to regulated bridging loans.
