Coventry house prices and rents

The average home in Coventry sold for £228,000 in July 2026, up 3.7% on £220,000 a year earlier, according to ONS figures from the UK House Price Index. That is below the West Midlands average of £250,880, which moved up 1.5%.

Detached homes averaged £411,000, semi-detached £269,000, terraced £211,000 and flats or maisonettes £130,000. Over the year, semi-detached prices rose 4.4% while flats were around the same as a year earlier.

Cash buyers in Coventry paid £223,000 on average and buyers with a mortgage £229,000; first-time buyers averaged £207,000 and those moving home £268,000.

Private rents in Coventry averaged £1,020 a month in August 2026, up 2.4% from £996. One-bedroom homes let for £759, two bedrooms £913, three £1,066 and four or more £1,453.

Against £982 across the West Midlands (+4.9%), Coventry rents grew more slowly than the regional figure. Within that, semi-detached and terraced rents rose 2.6% and three-bedroom homes 2.7%.

Putting those together: Coventry homes averaged 16.5% less than the UK figure of £273,000; home-movers paid £61,000 more than first-time buyers (£268,000 against £207,000); rents lagged prices, up 2.4% against +3.7% for values; a four-bedroom let cost 1.9 times a one-bedroom let.

What the figures mean for a bridge in Coventry

Run the averages through a bridge and a Coventry terrace at £211,000 supports roughly £150,000 at 70% loan to value, a semi at £269,000 roughly £200,000 at 75%. The lender's valuer sets the figure that counts, not the index.

Where the exit is a buy-to-let mortgage, a Coventry flat letting at £853 against a £130,000 average price yields about 7.9% gross, and a terrace at £1,041 against £211,000 about 5.9%. At those levels, rent usually covers a buy-to-let lender's stress test with room to spare. Our bridging calculator covers the cost of the bridge itself.

What tax adds to a Coventry purchase

Investors in Coventry usually pay the higher rates of Stamp Duty Land Tax, 5% above the standard bands. A terraced house at the £211,000 average would cost about £12,270 in Stamp Duty Land Tax, and a flat at £130,000 about £6,600, for an individual buying an additional home. Your solicitor confirms the exact figure.
