The Leeds property market in figures

ONS data puts Leeds' average price at £248,000 for July 2026, against £239,000 twelve months before (+3.8%). Yorkshire and The Humber as a whole averaged £209,116 and the UK £273,000.

Split by type, a Leeds flat averaged £152,000, a terraced house £206,000, a semi £271,000 and a detached house £455,000, roughly 3.0 times the flat figure. Semi-detached prices rose 4.7% while flat prices were around the same as a year earlier. Overall the average is the third highest in Yorkshire and The Humber.

First-time buyers paid £216,000 on average (£208,000 a year before) and home-movers £300,000. Mortgaged purchases averaged £252,000 and cash purchases £236,000.

Private rents in Leeds averaged £1,145 a month in August 2026, up 4.2% from £1,098. One-bedroom homes let for £782, two bedrooms £975, three £1,138 and four or more £1,690.

Looking at the breakdown, semi-detached rents rose 4.5% and flats 3.9%, with three-bedroom homes up 4.9%. For comparison, rents across Yorkshire and The Humber averaged £865, up 4.9%, so Leeds is dearer to rent in than its wider area.

In context, Leeds homes averaged 9.2% less than the UK figure of £273,000, while home-movers paid £84,000 more than first-time buyers (£300,000 against £216,000), and rents outpaced prices, up 4.2% against +3.8% for values, and a four-bedroom let cost 2.2 times a one-bedroom let.

What the figures mean for a bridge in Leeds

For scale: a 70% bridge on a terraced house at the £206,000 average comes to around £145,000; at 75% on a £271,000 semi it is around £205,000. Retained interest and fees come off the gross advance.

Rough gross yields from the same ONS averages: 7.1% for a flat (£905 a month on £152,000) and 6.7% for a terrace (£1,157 on £206,000). At those levels, rent usually covers a buy-to-let lender's stress test with room to spare.
