Liverpool house prices and rents
The average home in Liverpool sold for £189,000 in July 2026, up 8.1% on £175,000 a year earlier, according to ONS figures from the UK House Price Index. That is below the North West average of £221,445, which moved up 4.4%.
The gap between property types is wide: £130,000 for flats and maisonettes, £179,000 for terraces, £240,000 for semis and £398,000 for detached homes. In the twelve months to July 2026, terraced prices rose 9.7% and flats 4.3%.
First-time buyers paid £174,000 on average (£161,000 a year before) and home-movers £222,000. Mortgaged purchases averaged £197,000 and cash purchases £170,000.
Tenants in Liverpool paid £913 a month on average in August 2026, a 5.6% increase on the year. Rents ran from £686 for one bedroom and £837 for two to £963 for three and £1,293 for four or more.
Against £969 across the North West (+5.8%), Liverpool rents grew more slowly than the regional figure. Within that, terraced rents rose 6.1% and detached 4.8%, with three-bedroom homes up 6.0%.
Putting those together: Liverpool homes averaged 30.8% less than the UK figure of £273,000; home-movers paid £48,000 more than first-time buyers (£222,000 against £174,000); rents lagged prices, up 5.6% against +8.1% for values; a four-bedroom let cost 1.9 times a one-bedroom let.
What the figures mean for a bridge in Liverpool
For scale: a 70% bridge on a terraced house at the £179,000 average comes to around £125,000; at 75% on a £240,000 semi it is around £180,000. Retained interest and fees come off the gross advance.
If a buy-to-let mortgage will repay the bridge, the rent matters as much as the value. A terraced house letting at £917 a month on a £179,000 price is a gross yield of about 6.1%; a flat at £786 on £130,000 about 7.3%. At those levels, rent usually covers a buy-to-let lender's stress test with room to spare. The bridging loan cost calculator shows the bridge's own cost.
What tax adds to a Liverpool purchase
Investors in Liverpool usually pay the higher rates of Stamp Duty Land Tax, 5% above the standard bands. A terraced house at the £179,000 average would cost about £10,030 in Stamp Duty Land Tax, and a flat at £130,000 about £6,600, for an individual buying an additional home.
