What property costs in Cardiff

£272,000: that was the typical Cardiff sale price in July 2026 on the UK House Price Index, up from £265,000 a year earlier. The Wales figure was £215,037, so Cardiff sits above its nation.

Split by type, a Cardiff flat averaged £161,000, a terraced house £262,000, a semi £325,000 and a detached house £519,000, roughly 3.2 times the flat figure. Semi-detached prices rose 3.8% while flats were roughly flat. Overall the average is the third highest in Wales.

First-time buyers paid £234,000 on average (£228,000 a year before) and home-movers £333,000. Mortgaged purchases averaged £277,000 and cash purchases £255,000.

On the rental side, the ONS Price Index of Private Rents gives £1,177 a month for Cardiff in August 2026 (£1,138 a year before, a 3.5% rise), against £1,400 for the UK. A flat let for £995, a terraced house £1,177, a semi £1,186 and a detached house £1,516.

Looking at the breakdown, terraced rents rose 3.9% and flats 2.8%, with three-bedroom homes up 4.2%. For comparison, rents across Wales averaged £846, up 4.3%, so Cardiff is dearer to rent in than its wider area.

Putting those together: Cardiff homes averaged 0.4% less than the UK figure of £273,000; home-movers paid £99,000 more than first-time buyers (£333,000 against £234,000); rents outpaced prices, up 3.5% against +2.7% for values; a four-bedroom let cost 1.9 times a one-bedroom let.

What the figures mean for a bridge in Cardiff

Run the averages through a bridge and a Cardiff terrace at £262,000 supports roughly £185,000 at 70% loan to value, a semi at £325,000 roughly £245,000 at 75%. The lender's valuer sets the figure that counts, not the index.

Rough gross yields from the same ONS averages: 7.4% for a flat (£995 a month on £161,000) and 5.4% for a terrace (£1,177 on £262,000). At those levels, rent usually covers a buy-to-let lender's stress test with room to spare. Tax and legal points in Cardiff

Wales has its own purchase tax: Land Transaction Tax, collected by the Welsh Revenue Authority. Its higher residential rates, in force since 11 December 2024, start at 5% from the first pound, so a terraced house at the £262,000 average would cost about £16,150 in Land Transaction Tax, and a flat at £161,000 about £8,050, for an individual buying an additional home. Conveyancing and land registration work as in England, and a let property needs the landlord registered or licensed with Rent Smart Wales.

For schemes rather than single properties, the Development Bank of Wales, owned by the Welsh Ministers, is on our panel and lends only in Wales; see our Development Bank of Wales review and bridging loans in Wales.

The local plan and planning authority

Cardiff Council is the local planning authority. Its Replacement Local Development Plan looks ahead to 2036, and when the council's Cabinet approved the preferred strategy in June 2023 it planned for 26,400 new homes, drawn from existing permissions and land already identified as well as new allocations. The council's current adopted Local Development Plan already identifies land for development and holds existing permissions that are expected to be built out.

Is a bridging loan in Cardiff regulated?

Only if you or a close family member live, or will live, in the property. Bridges on Cardiff investment, company or commercial property are usually unregulated.

Rates and fees depend on the lender and the deal, and there is nothing to pay us upfront.

If the property is, or will be, lived in by you or a close family member, the loan is a regulated mortgage contract and comes with additional protections. We will tell you at the outset if that applies and how your case will be handled.
