Swansea house prices and rents
In July 2026 the UK House Price Index recorded £205,000 as the Swansea average. A year before it was £206,000, so values are down 0.2%, compared with 2.6% growth across Wales (£215,037).
Detached homes averaged £327,000, semi-detached £210,000, terraced £169,000 and flats or maisonettes £109,000. Over the year, semi-detached prices were around the same as a year earlier while flats fell 3.5%.
Cash buyers in Swansea paid £201,000 on average and buyers with a mortgage £207,000; first-time buyers averaged £177,000 and those moving home £246,000.
Private rents in Swansea averaged £852 a month in August 2026, up 6.2% from £802. One-bedroom homes let for £688, two bedrooms £797, three £897 and four or more £1,275.
That puts Swansea above the Welsh average of £846, with rents across Wales up 4.3% over the same year. By type, terraced rents rose 6.7% and three-bedroom homes 6.6%.
In context, Swansea homes averaged 24.9% less than the UK figure of £273,000, while home-movers paid £69,000 more than first-time buyers (£246,000 against £177,000), and rents outpaced prices, up 6.2% against -0.2% for values, and a four-bedroom let cost 1.9 times a one-bedroom let.
Working the numbers for a Swansea bridge
As a rough guide, 70% of the £169,000 terraced average is about £120,000, and 75% of the £210,000 semi-detached average about £160,000. Those are gross loans: lenders value the actual property, and many retain interest from the advance, so less arrives on day one.
Rough gross yields from the same ONS averages: 8.3% for a flat (£750 a month on £109,000) and 5.9% for a terrace (£824 on £169,000). Yields like these tend to leave headroom in a buy-to-let rental calculation. Check the exit with a buy-to-let lender, or with us, before you bridge, and price the bridge with our cost calculator.
Land Transaction Tax on a Swansea purchase
Wales has its own purchase tax: Land Transaction Tax, collected by the Welsh Revenue Authority. Its higher residential rates, in force since 11 December 2024, start at 5% from the first pound, so a terraced house at the £169,000 average would cost about £8,450 in Land Transaction Tax, and a flat at £109,000 about £5,450, for an individual buying an additional home. Conveyancing and land registration work as in England, and a let property needs the landlord registered or licensed with Rent Smart Wales.
For schemes rather than single properties, the Development Bank of Wales, owned by the Welsh Ministers, is on our panel and lends only in Wales; see our Development Bank of Wales review and bridging loans in Wales.
