The Norwich property market in figures

In July 2026 the UK House Price Index recorded £224,000 as the Norwich average. A year before it was £230,000, so values are down 2.3%, compared with 0.5% growth across East of England (£337,518).

Split by type, a Norwich flat averaged £141,000, a terraced house £247,000, a semi £288,000 and a detached house £455,000, roughly 3.2 times the flat figure. Semi-detached prices were roughly unchanged while flats fell 5.2%.

By buyer, the Norwich averages were £202,000 for a first purchase, £268,000 for a move, £225,000 with a mortgage and £223,000 in cash.

Private rents in Norwich averaged £1,142 a month in August 2026, up 0.6% from £1,136. One-bedroom homes let for £778, two bedrooms £972, three £1,137 and four or more £1,578.

Looking at the breakdown, every bedroom size and property type changed by 1.0% or less. For comparison, rents across the East of England averaged £1,289, up 3.5%, so Norwich is cheaper to rent in than its wider area.

In context, Norwich homes averaged 17.9% less than the UK figure of £273,000, while home-movers paid £66,000 more than first-time buyers (£268,000 against £202,000), and rents outpaced prices, up 0.6% against -2.3% for values, and a four-bedroom let cost 2.0 times a one-bedroom let.

What the figures mean for a bridge in Norwich

Take £247,000, the Norwich terraced average: a lender advancing 70% would put up close to £175,000. On a £288,000 semi at 75% the figure is nearer £215,000. Both are before deductions for retained interest and arrangement fees.

Rough gross yields from the same ONS averages: 7.5% for a flat (£881 a month on £141,000) and 5.6% for a terrace (£1,154 on £247,000). Yields like these tend to leave headroom in a buy-to-let rental calculation. Check the exit with a buy-to-let lender, or with us, before you bridge, and price the bridge with our cost calculator.

What tax adds to a Norwich purchase

Stamp Duty Land Tax is often the biggest cost after the deposit. A terraced house at the £247,000 average would cost about £14,790 in Stamp Duty Land Tax, and a flat at £141,000 about £7,370, for an individual buying an additional home, using the current bands plus the 5% higher-rates surcharge. Your solicitor confirms the exact figure.

The local plan and planning authority

Norwich City Council is the planning authority for the city, and its strategic policies are in the Greater Norwich Local Plan, prepared with Broadland and South Norfolk councils and adopted on 28 March 2024. The plan covers 2018 to 2038 and sets a housing requirement of 40,541 homes across the three districts, about 2,027 a year.
